Available 7 days a week including evenings.

What Is a Loan Signing Agent?

A Loan Signing Agent (LSA) is a Notary Public who is specifically trained and certified to handle real estate loan document packages. As a neutral third party I ensure that all documents in a loan package are properly signed, initialed, dated, and notarized — then returned to the lender or title company same day. I am NNA-Certified, E&O insured, background checked, and experienced in handling all types of residential loan packages.

National Notary Association certified loan signing agent — meeting the industry standard required by most signing services and title companies.

E&O Insured

Errors and omissions insurance protects both the lender and the client in the event of an honest mistake during the signing process.

Background Checked

Background screening on file — meeting the requirements of major signing services including Amrock, Snapdocs, ServiceLink, and others.

Refinance Package

Full refinance document package — all documents presented, reviewed with borrower, signed, notarized, and returned same day to lender or title company.

HELOC / Small Package

Home equity line of credit or reduced document package. Efficient and accurate completion.

Travel fees, after-hours, weekend/holiday, and rush fees may apply based on location, time, and availability. All fees are disclosed and agreed to before your appointment.

Buyer / Purchase Package

Full purchase closing package. Larger document set requiring extended session time. Professional, accurate, and on time every closing.

$150 – $175

Reverse Mortgage

Larger and more complex package requiring extended session time and additional document knowledge. Handled with care and professionalism.

$150 – $200

Seller Package

Deed, affidavits, and all related seller closing documents handled with precision and returned same day.

Package Receipt

I receive the loan document package from the signing service or title company via email or secure portal. I review the package before arrival and flag all notarized pages with tabs.

Document Presentation

I walk the borrower through each document explaining its purpose without interpreting or providing legal advice. I ensure every signature line, initial box, and date field is completed.

Here is exactly what to expect from start to finish.

Borrower Confirmation

I confirm the appointment with the borrower including date, time, location, and number of signers. I arrive 10 to 15 minutes early with all required supplies.

Notarization

I notarize all required documents with complete notarial certificates, my signature, and official seal. Each notarized document is recorded in my notary journal.

Identity Verification

I verify all borrowers' government-issued photo IDs — checking expiration date, photo match, and that the name matches the documents exactly.

Same-Day Return

I ship the completed package via FedEx or UPS overnight same day or deliver per lender and title company instructions. Scanbacks available upon request.

Anti-Coercion Statement

confirms insurance was not coerced.

Compliance Agreement

borrower agrees to cooperate with any corrections.

Survey Affidavit

confirms property boundary knowledge — notarized.
